The Private Residence Club (PRC) at Grand Regina is a 32-unit, condominium complex, offering undivided interest in its two and three bedroom villas.

A fractional ownership interest in the PRC is very similar to a group of friends getting together to purchase a condominium and having an attorney draft a use agreement. They own the resort collectively, including common areas, and share in all expenses, amenities, and use

Beneficiary rights in the Grand Regina PRC Trust which represent a percentage of an undivided interest in a Grand Regina residential unit and which grant a beneficiary the right to use and enjoy a specific Grand Regina residential unit, including all of the furniture and other amenities located therein and all common areas of the Master, Subcondominium and Residential Grand Regina Condominium Regimes

Yes. When non-Mexican citizens purchase property in Mexico, they become the deeded beneficiary of a trust (fideicomiso), issued by a Mexican bank, that is duly recorded in the Public Registry.
This document has greater weight in Mexico than an ordinary title because it is not subject to embargo or confiscation. The property can be inherited or sold for full market value at any time.

The initial trust is granted for a period of 50 years and is renewable in perpetuity.
As a fractional owner of a villa in the Residence Club at Grand Regina, you become a deeded beneficiary of the trust, and your ownership interest is fully transferable.

Yes, you may rent your villa through one of our rental programs. Various options are available that allow you to choose the program that best suits your needs. For example, each villa has a lock-off system that allows you to use or rent all or a portion of your villa.

Yes, like any other form of real estate, you can sell or transfer your deeded interest at any time. In additional to our rental program, Grand Regina will have an on-site sales department to handle all re-sales.

It’s simple. A built-in advantage to Grand Regina’s fractional ownership packages is immediate membership in Raintree Vacation Club. Through RVC, owners have the option of exchanging their fractional ownership time to any one of RVC’s premium resorts in the U.S., Canada and Mexico, as well as RVC cruise privileges.

In addition, you enjoy exchange privileges with RCI’s over 3,700 affiliated vacation resorts world wide. All reservation requests will be made by calling the Residence Club’s toll-free number, available exclusively to Grand Regina owners, to assure them of the personal attention they deserve.

Completion of the construction of Phase I, which includes the 20 two-bedroom villas, motor lobby, swimming pool, restaurant and amenities, is scheduled for Summer of 2005. The completion of Phase II, the three-bedroom condominiums will follow there after. All owners will be notified one year prior to the completion of Phase I, giving them time to make their reservation ten months in advance.

Prior to the completion of the Residence Club at Grand Regina, you will be able to book your vacation weeks at any and all RVC locations, paying the corresponding RVC maintenance fee, which is based on season, size and length of stay.

The Board of Trustees together with an owner-elected advisory committee will establish budgets and dues as well as address other issues involving the Residence Club.

As a Residence Club owner, you will receive a newly assigned, exclusive, toll-free number, where you can book all reservations, during and after construction. This assures you of personalized attention for your vacation planning and ownership questions, as well as information about the special benefits that are available.

Los Cabos is one of Mexico’s fastest-growing vacation resorts. To ensure that it remains the charming, unique getaway that it is today, the Mexican Government has placed a moratorium on Los Cabos to limit future growth and protect the quality of life and the environment. What this means is that in a few years demand for vacation properties will far exceed supply! And that almost always means rising prices.
